Tenant Find Only
£400 includes:
- Market and property appraisal to agree the correct rental value
- Provide expert advice and guidance on the current laws and regulations
- Advertising on major property portal
- Add a To Let board to the property with landlord permission
- Full Accompanied viewings
- Full Tenant checks and referencing
- Preparation of suitable Tenancy Agreements (using electronic signatures)
- Initial inventory/statement of condition (based on maximum of 5 bedrooms)
- Tenant check in and collecting the first month’s rent on landlord’s behalf
- Registering the deposit
Fully Managed Service
£300 Tenant Find & 10% of Rent: Includes
- Rent management (collections and payment to landlord)
- Full assurance of all legal compliance
- Arrangement and advice for all property maintenance
- Management of contractor payments on landlord’s behalf (to be deducted from rental income)
- Regular property visits with written and photographic reports to ensure your property is kept in great condition
- Regular email statements
- Periodic rent reviews and serving Section 13 Notice
- Tenancy extensions
- Innovative software with landlord access to view their account and maintenance history (Coming soon!)
- Inventory with written and photographic report
- Negotiating with landlord and tenant regarding deposit with any deductions
- £350 float on account to enable swift maintenance payments.
Note: Tenant find fee will be taken from the first months rent.
Additional Fees if Required
- Furnished property inventory includes checking furniture regulation: Cost to be arranged depending on size of property
- Serving of any legal notices as requested (fully managed service only): £80
- Tenant checkout and final inventory report (Tenant find service only): £150
- Property visits on vacant properties per visit: £50
Required Property Compliance
- Gas Safety check (if applicable):

- Carbon Monoxide Alarm (if applicable)
- Smoke alarm on every floor
- Legionella check
- EPC
All will be required before we can find the perfect tenant and we are happy to assist if needed.
